I ha e a friend of mine that he bought a house and has 2 units, one a 6 ton and one a 2 ton that are not cooling. Systems are only 2 years old and are under warranty. I found the 6 ton unit low on charge and found the leak in the condenser coil, it is a trane unit and it was leaking where the coil sits on top of the suction line. Also found a small leak coming out of the txv where it screws in. I'm replacing the coil and txv under warranty just to be sure.
when I looked at the 2 ton R410a unit I just kind of quickly went through it because I didn't had enough time to look at it. I found the temperature split at 0°, I went to check charge and my pressure where a little low only 5° sub cool and it calls for 8°, my suction temperature was 30° and discharge 210°. Compressor was working I even check amps and the capacitor to make sure it was working right. I check the blower motor and it was working good, variable speed and it was only pulling about 3.5 amps. Filter was dirty and I removed it. How is it possible that I'm getting 0° split, like I said I'm going back this weekend to find out what's wrong but would there be another reason why the unit is not cooling at all, I wasn't able to look at the coils if they where frozen but the unit had been off for weeks and I had air coming out of the grills.
