Replace handler or entire system? Help needed.

Hi!

I bought a condo a few months ago and quickly discovered that the A/C does not work properly (unbeknownst to my home inspector). Upon purchase of the condo, I obtained a home warranty which covers HVAC systems.

After two months of wrangling between myself and the warranty company (and four different technicians looking at the unit), they have finally decided to pay for repairs.

The outdoor unit (model no. PH13NR018-K, serial 2414x75958) is just over two years old and is working fine, but the inside unit (model no. FB4ANF018 serial 2196A15174) is estimated at 20 years old and is allegedly damaged beyond repair. The system uses R22.

The warranty company has offered to either replace the air handler with a new model (which still uses R22), or pay cash equivalent to the value of the replacement piece and labor (~$2,400) so I can replace the entire system with a different type of coolant (as R22 is being phased out and will become pricey to maintain moving forward). I was quoted at ~$6,500 to replace the entire system.

The condo is small (755 sq ft), and we are in the Washington, D.C. region (swamp-butt like no other).

What should I do!?
