I'm under contract to buy a house that was renovated, including a new HVAC system. During inspection we observed the condition in the title, and asked seller for inspection. Their HVAC guy tested and said everything works however he only set thermostat to 65 (on a cool day, temp in the low 60s). We went back in and tried it ourselves, same result as before. It almost seems as though there is a damper not fully opened or something. We are asking sellers for repair money in escrow so we can still close but have no idea what to ask for. Does anyone have any guidance they can provide?
