Air conditioner remains on until it hits a temperature well below the thermostat setting

Hi everyone,

My girlfriend and I just moved in to an apartment, and we're having trouble with the air conditioner. About half the time it works fine. Occasionally, however, it will remain on and go to a temperature that's well below what I set on the thermostat. For example, last night I set it to 75, but when I woke up this morning the air was on and the temperature was reading at 68. My landlord had the HVAC guy come to replace the thermostat yesterday, but the problem is persisting. Any advice? My landlord just called the HVAC guy again and didn't seem to know what the problem could be.
