My next step will be to call in a pro, but I just wanted to get an idea of what you guys might suspect is the next step so I can gauge the cost going forward.
If you can give me some prices that would be a big help. I rent this house from my parents, they said they would pay for any repairs but I would like to give them a ballpark figure.
