Air Conditioner not cooling (way more detailed inside post)

My outdoor home AC is not cooling properly. It's important to note this particular units history. I will go ahead and do that, because it will be the most comprehensible way to go about this.

  1. I am the first owner of the house. First summer, AC shut off... told my builder, they repaired a copious amount of holes in the line, and refilled the empty Freon tank.

  2. Two summers ago, unit stopped again - seemed like Freon, called my own repair guy out - he said, yeah the tank is empty. Let me repair the remaining leaks too.

  3. Last summer, fan motor burned out - replaced it, all good.

  4. This summer, fan is fine and compressor is running, but no cold air. Filters do not often get dirty AT ALL. Still replace every 2 - 3 months. It stopped working, and he was at a loss... unit was a little low on Freon, like 8 ounces. We topped it off, and it started working JUST FINE. That was three weeks ago. Same issue just popped up...

Any ideas? A unit should never stop working after a slight Freon loss like that (over a year at that). I'm probably going to call my guy, but would love some other input as well - I have no clue what the issue could be at this point and see no other posts like this.

Edit: Oh and one more thing, there is a lot of condensation coming off my outdoor unit. Do not know if that matters at all. When my compressor is running fine, it's like there is just a small drip. This is more like a large puddle.
