Normally our commercial maintenance contracts are quoted so that the price (ex. $3000) covers several visits throughout the year where we change all air filters/belts, clean drains and coils, and do a general inspection. If this client has an issue during the year, we charge for a service call no matter what the cause.
A new client however is used to dealing with a large management company, which has some kind of "all-inclusive" deal. It seems like their maintenance contract also includes these service calls to a certain extent, so I'm guessing if water is leaking since a drain is blocked or if a tstat is set wrong, the company will do the service call fpr free. Of course, if there is a grounded motor, well then they will charge.
My question is where do you draw the line? Are there are any standards for this kind of contract, so that I can clearly let them know what is and what is not covered?
