How big of a furnace and Central AC do I need?

Hi All,

So our central AC unit just died and needs to be replaced. It's an older R22 unit, and it developed a leak over the winter. The system holds 23lbs, so it's not worth it to fix it. Since we're ripping into things, we're looking at doing the furnace too. I'm not sure what the BTU rating is on the installed one, but do know it's 19", and is 11 years old.

Our home is MCM, floor to ceiling windows on both floors in the rear, and we were a touch cold all last winter. Sqft is 2300, tri-level, no basement, no attic, and entirely above grade

2 service people that have looked at the system tell us we need a 4 ton unit for the house. Currently there is a 3 ton unit installed. Their quotes to do a new AC unit and 4ton furnace were $5600 and $8900.

Any advice or guidance would be greatly appreciated. Thanks.
