I need to replace two old direct vent natural gas "wall furnaces". What are the things I need to know. What are your recommendations.

Title says it all. I'm not sure what to get because there are so many different ones out there. They are going into a small (700sqft) condo. I hear the Rinnai ones are the best. They are very expensive, but if they save on heat it might be worth it. Any help or ideas would be great. Also, about how much should the labor cost on something like this? The old ones will need to be removed. Appreciate the help!
