Find leak or replace coil?

I own an 1100 SF loft. Furnace/evaporator is on 1st floor, condenser on the roof (probably 45 ft elevation from the furnace, so not an ideal setup to begin with). We've had to recharge R22 the last 2 summers; the refrigerant lines at the evaporator coil get iced over. I'm selling the place in late summer/early fall, so I don't want to replace the whole damn system, but I do want to make it through the summer without sweating my ass off.

I asked the folks who recharged it last year to quote me on finding/fixing the leak, versus replacing the evaporator coil. Here's what they said:

"It gets a little complicated when it comes to finding and fixing a leak. Finding the leak is not guaranteed, and cost is $1200 but if we don’t find a leak the cost is $800. To replace the coil, the price is around $1800." (the coil estimate was just that - an estimate - based on the current model, ck5bxa030014aaaa)

Should I have them come out and try to find the leak and fix it? Or should I just have the evaporator coil replaced? I mean, how likely is it that there's a leak outside the evaporator coil that would be bad enough to cause ice & no cooling?

I'm just worried I'm gonna have them come do the leak test ($800) and it'll turn out it's the evaporator anyway, so I'm out $2600 instead of around $1800.

Would the symptoms of a leak in the evaporator coil be different than somewhere else in the refrigerant line?

ETA: yes, filter is changed regularly. Yes, evaporator coil has been cleaned.
