One big unit, or multiple smaller units?

I work for a small software company. We rent a 4,900 square foot (undivided) warehouse as our office space.

I've been put in charge of researching and getting estimates/bids to install AC in our warehouse (which is used as office space).

A few of the HVAC guys that have come out have suggested getting multiple smaller units as opposed to one big one. This seems to have a lot of advantages. Spreading the load on the roof, smaller crane required, etc.

What are the advantages of having only one unit. Is it more efficient? It seems like maintenance would be easier, correct?
